If it’s a good property a traditional bank could lend 75% of purchase and 100% of construction. Of course subject to an appraisal

Must be RM1, no minimum width, but wouldn’t go any narrower than 15feet. I’m doing 3 15ft wide duplexes which are new construction and after walls and stairs it becomes a very narrow interior space. With remodels it’ll be even more difficult.
Lot size must be a minimum of 720 sf. RM1 zoning requires 360sf of land per unit for the first four units and 480sf after that. Larger properties can utilize some bonuses like green roof
