In all honesty sounds like your margin is too tight if a refi will eat up your profit.

Could your share the details of your properties? Numbers, Location, property type (i.e. single family, duplex, etc.)

You haven’t answered why you didn’t use a traditional bank for the funding. Bad credit? Bad margin?

Just tell them due to COVID you need a 3 month extension

Why haven’t you used a traditional bank for funding?

I was having a GC bid out 3 new construction duplexes and 2 renovation triplexes and they wouldn’t do the renovations

I’m working on a ground up 28 unit multi family and want to put a package system like an amazon locker in my lobby for residents.

I tried getting an amazon locker directly from amazon but I guess my location doesn’t qualify.

Does anyone know and can recommend a package delivery/return system similar to the amazon locker, but that can work with all delivery vendors such as amazon, ups, fedex, usps, etc?

Hey all,

Working on building a 5 story 28 unit building. I may have the opportunity to do all wood construction and avoid the cost of steel.

Using construction like this, are there any issues getting permanent financing or insurance once stabilized?

I’m either calculating it based on a similar project or using a cost psf that I know is very conservative

For developers who’ve done many many projects they have the advantage of having so much more knowledge than I do

Troy could speak to this better than me, but I’ll provide some input.

You could very well need structural steel for a 4 story building, just because it’s five stories doesn’t mean you can do all stick frame. For example, parking under the building would require steel, if the spans call for it you could need steel.

Also, just because you are five stories or more doesn’t necessarily mean you need steel either, or perhaps you could do a mix of steel and wood frame

Lots of variables and really need a plan set and a structural engineer to sort these things out
