Absolutely correct. I just locked in a cash out refi at 4% no points. This is due to the fact that this community bank handles all my rental property loans and I have a great relationship with them

If the numbers work, they work. Don’t sit on the sidelines waiting for a correction. Will rents tank 30%? Nope!
It’s a small deal which is ideal for a first time investment. Jump in head first. You will make mistakes and you will (I hope) learn from them.

If your DTI is too high it's hard to overcome that. Have you tried local small banks and credit unions?

What is everyone’s take on the multi family market? Is it more insulated than other real estate?
I would think it is and when the economy/stock market tanks people will turn to multi family investments. Additionally, with the interest rate as low as it is it can drive multi family values up
