Regarding Germantown it certainly appears to be a great rental market. Sticking to the west side of Germantown Ave appears to better areas. There’s is quite a bit happening around the 5900 block of Germantown Ave in regards to rehabs and new construction with a lot in the pipeline
I have a project coming to the 5900 block of Germantown and the 100 block of w rittenhouse

May I ask why you chose Germantown? Also, Germantown is pretty large so can you be more specific as to the location

That’s a great question! I’m honestly not sure. With my units I started with one and was able to get that data because I was an owner. Then I became more active as a board member

I own 24 condo units in one complex with 12 buildings and a total of 192 units and am on the board. Quite honestly I think it’s great. These were all brrr properties
My properties are located in South Jersey and sfh property taxes are the cash flow killer here
Key into make sure the HOA is financially stable and collecting enough to be able to make repairs/improvements without assessing the unit owners
