@Mitchell Klein I don't know about yellowletters postcards but typically Large Postcards are sent with standard class mail meaning they take a little longer to hit and you don't get returned mail back if they are undeliverable. However a month seems like a really long time. Maybe get in touch with them and see when the mail date was so you can get some more clarity. If you have any questions feel free to reach out to me!

@Pedro Pavon I would keep in mind it is better to have a smaller list that you can budget to mail to multiple times rather than a large list that you will only hit once or twice. If you are going the postcard route I would go with something other than yellow as that is a dominant color in the industry and tend to get lost in the shuffle. If you want other options feel free to message me. I would also look into sending a round of letters to see how people respond to those. They are more money but tend to get more responses so it would be interesting to test that out in your area. Cheers!

@Horacio Gutierrez If you are not comfortable putting your home address on it use a po box. You want to have an address on there because if the mail is undeliverable and needs to be returned and there is no address then it will get thrown away rather than forwarded.

I agree with @Mike B.. This person seems to be really attached to the house so I would go at it from a very personal approach. Build the relationship and then once you let him know what your intentions are then you can talk numbers. I think throwing numbers too quickly will put him off. 

I would start with a letter saying 

Hi (Name), 

My name is Mike I have lived next door for ___ years and I have always love your house at ______. I can see a lot of potential restoring it and making it a beautiful addition to the neighborhood. I would love to grab coffee and discuss further. Please give me a call at______. 

Sincerely, 

Mike

@Zac HendersonI would say start focused and then expand. If you spread your campaigns too thin it wont has as big of an impact. It is better to focus in make sure you budget for consistent marketing in that area and then once you land a couple deals you can scale into different areas.
