Assigning a purchase contract in the amount of $78K on this property. 

Estimated Rehab repairs: $15-20K (Update to kitchen, replace small back deck, replace windows if desired, yard clean up, minor bathroom updates). Rent repairs needed: replace deck for $3k. Has newer HVAC and roof. 

ARV of $140K. Assignment fee: $10K. Non-refundable earnest money deposit of $2500. 

Rehab profit potential of $32K. Rent equity potential of $35K. Rents in the $1100/month range.

Hi Everyone, 

Does anyone have any suggestions for software (or SOMETHING) that quickly creates offers and/or for sending out purchase agreements to sellers? 

If not, what are you using to get this done efficiently?

Yes, to verify CL postings, you can't use certain types of numbers - PBX/Virtual. Of course you can use a variety of other systems to make calls. 

Anyways, it was just a post that I hoped might help someone someday.

 Just as expected...the burner number cannot be verified with CL's ad posting process.

I'm aware of burner and considered this, but have you used it with CL? Being a PBX, I was under the impression it wouldn't work. Let me know! Thx.

Thought I would share a quick tip. Often in this business, you have the need for multiple phone lines. You may have google numbers that you need to link to an actual phone, or craigslist postings to verify, etc. 

Without dropping a big sum of money, I have found a couple ways to accomplish this:

1. Buy a prepaid tracphone. Usually you can get a cheap flip phone and a handful of minutes for around 25-30 dollars. 

2. This is the one I like: using an old phone that is no longer active, go to ringplus.net and verify that you can do the BYOD (bring your own device) program. Activate it with their free plan, and you're set! I just dusted off a 2-year-old POS flip phone last night and activated it for free, and have a 200 minute/50 text. 

At this point, I have 4 different phones, all linked to google voice. You can use them for different marketing campaigns, or for craigslist/gmail verification. You can't use virtual/pbx numbers to verify most accounts, so you actually have to drop a few bucks..

In case you're wondering, I have no affiliation/reward with any of these companies and just wanted to share a tip that may come in handy if you're trying to build a business on a shoe-string budget in your early days.

Thanks, Kyle. I've been through a lot of them myself. I had been using pipedrive for the last 12 months for my other business and it's good, but I want something a bit more focused on REI.

I've heard about trello...all good things.

Hi BP, 

Does anyone out there have any practical experience with Property Mob's "Godfather CRM" program? It's a customized version of Zoho, specifically made for wholesaling (it seems). 

Any feedback is appreciated. Done with Podio..

Hi Amanda,

If you haven't yet, I would recommend talking to @Michael Quarles at Yellowletters.com. 

You might not have the right criteria set for your list and therefore, might be "pissin' in the wind", as my Dad likes to say. 

Long story short - since starting this with Michael's help in August, I get a good amount of calls (6% avg each mailing), have done a few deals and will close on my first rental this month. I mail to around 900 people per month in a focused area of metro Atlanta, alternating media each time. I plan on increasing my mailing after the first quarter of 2015. 

I also use: zbuyer (about to cancel), I have 3 websites for lead generation, and drive for dollars. That said, the only deals I've been able to close at this point are from my mailings.
