Sorry to hear the recession took a big hit on you, but it's great to hear how you're bouncing back with a different approach. I started investing after the recession, where I was able to connect with many investors that were chasing appreciation and lost everything. This impacted my approach and now I invest mainly for cash-flow. 

I actually live here in CA, but invest out of state as well. Glad to have you here!

There's nothing wrong with looking outside the CA borders :) I talk about my experience on the BP podcast, there's a link below this message if you want to check it out.

I think it's great that you were able to "see" the opportunity in real estate investing by listening to your clients. Some people can have that flag waved in front of them their whole life and not notice a thing.
