Big welcome to the site @Huey Huval , thanks for introducing yourself to everyone! My advice would be to really get a handle on what expenses you're likely to have on a property in the long run. Property management fees, property taxes, insurance, repairs, maintenance, capital expenditures, etc.
That you can more accurately evaluate a deal to see if it's worthy! See you around the forums!

@Nick Wiswell Also, not every PM company is bad! There are also other people out there that are capable of being your boots on the ground. I suggest taking the time to build relationships to find that right person/company for you.

@Nick Wiswell Welcome to the site! It took me a bit to get caught up to speed on this post :) Without getting into the appreciation vs cash flow debate, location debate, etc., I'm here to say that I'm happy so far with my investments.
My MAIN goal for my investing right now is cash flow. I'm looking to replace my W-2 income so I can travel abroad and have more control of my time. For me, hooking up with @Dawn Anastasi has been pivotal in beginning to realize that dream. I highly suggest that you network with someone one the ground in a similar way, whether you invest in Milwaukee or any other cash flow market.
The management of the deal can make or break even the best deal. My first property in Indianapolis is a perfect example of this. Awesome numbers, poor management (borderline swindling) has made that deal not perform as expected.
Dawn posted the actual numbers for the two properties we own together. That has been fairly typical once things stabilize (after rehab and placing tenants) for all my acquisitions. With 30 year financing in place, it's going to be hard to not realize 20% returns if you're buying right (not as easy as it seems!)
Property management fees are included in the expenses listed above! :)

Completely understandable Trevor! I live here in SoCal but all my investments are out of state. I work with other people that manage the properties since I cannot (it's not my forte anyway!)
I found that the properties, at least in my neck of the woods, are to expensive to cash flow properly without getting real creative.
