Welcome to BiggerPockets @Ferrell Hapgood , thanks so much for introducing yourself to the community! I really like that you and your fiance are on the same page when it comes to investing. Working as a team is so powerful! Before a first transaction, I would definitely recommend learning about the characteristics of a GOOD and profitable flip deal. This will help with wholesaling and flipping.

I'm late to the party Ben, What's up! Like Brie, I'm a big proponent of using the 2% rule as a quick filter in the market I'm working in. After that, It's definitely about NOI & ROI to me.
You're pretty good at starting these trending threads, that's good stuff :)

If they're already working with agents, they've streamlined their process of dumping their REO's with that realtor/brokerage. It's going to be hard to get them to change that as they don't want to deal with too many people. This is what I've seen in the markets I'm working in.
HSBC is a huge bank, it's going to be pretty darn hard to get in contact with the decision makers unless you're a huge player. I could be wrong though!

Have you checked to see if it's listed? If it is, you'd have to go through the brokerage that has it listed. If it isn't listed, hopefully it's a small local bank that owns it, easier to find the asset manager to talk to. I often see banks solely working with specific RE-Brokerages for all of their REO's.
There's not much notable terms you can negotiate for except for the price based on the state of the property. You may be able to get some brownie points by offering to obtain financing with said bank. This way, they can keep the sale and the loan in-house (more profit for them).
