Hello everyone! Just a reminder that we have our next networking event next Saturday, November 4th! It will be at 10:00 but location is TBD. I will find a property currently on the market, and local investor Karen Downs is going to walk us through how she estimates rehab costs for wholesaling. She has local knowledge of materials/labor costs, what the inspectors are sticky on, and she is going to share the form she uses to capture all the data. I will announce the location Friday! Hey everybody! We decided to take our meetup to the streets for November! We will be meeting at a location TBD in the Ocean View area. It is TBD because I will have to find a home on the market that will be a good house to estimate rehab costs, and one that the listing agent is ok with us going to as a group for a learning experience. I will post the location on the 3rd. Thanks, everyone who came out! It was another great session of networking and brain-picking of the experts. Next month I will arrange a site-visit for a rehab estimating mini workshop! I'll post the next event soon.

I have walked through this one twice. Be super careful of the historical aspects of this bear! My rehab estimate was closer to $200k+. I did get the exact same ARV for summer comps. Expect to get less in the winter months and to hold longer at that price point. I wish you success.
