RESCHEDULED January 6th meetup is now January 13th. Time is TENTATIVE! Please check back here to see if it gets moved. Currently there is a meeting scheduled at our usual time. I should know if we get it at 10:00 am soon. It just isn't worth venturing out during these road conditions when we can easily reschedule.

We will still have our property manager to discuss what you need to know regarding property management. Have your questions ready!

Hello everyone! I am cancelling the January 6th meetup due to road conditions. I don't think it is worth the risk when it can easily be rescheduled.

The meetup will be rescheduled to the 13th, but the time is TBD. There is a reservation at our usual time, so we may have to do 12:00 pm, but I will know for sure in the next day or so. Please come back to events soon to get the newest time/date!

Hello investors! We are meeting at the usual place, Coaster Coffee in Ocean View at 10:00 on January 6th. Our professional for January is a property manager. She is a bulldog in heels, and she is going to be available for a fire round of questions regarding everything property management. Property management is a huge player on our buy and hold team. They can make your life simple or add a headache to your investment if you find the wrong manager. Kisha will tell you what to look for in a property manager, the questions to ask during due diligence, and the costs associated with property management. She will be happy to answer questions about the process for up-leasing, evicting, and turning units. She is not a lawyer, so questions that come up beyond her scope will have to be directed to a lawyer. 

Feel free to send your questions my way so I can prepare her a bit. We will be meeting in the meeting space and COFFEE IS PROVIDED with the room rental! Most of you bought coffee before coming to the meeting, so don't do that unless you require special fancy coffee.

Hey BPers! I have a client desperate to sell an inherited condo on the Easter Shore in Cape Charles, VA. I will be listing it later this week if we can't find an investor able to close quickly. There is a similar property on the market for $199,000, it is 175 sq ft larger and has an extra bedroom but only 2 baths. The condo is in great condition. The tenant is month-to-month but would like to stay. If you have any interest at all, please contact me.

Hello, Investors!

This is just a reminder that we are meeting this Saturday, December 2nd at 10:00 a.m. for our monthly investor meetup. Our guest this week is a contractor who will be there to answer all your questions! We meet at Coaster Coffee in Ocean View. The address is 8418 Tidewater Dr. I have reserved the meeting space this time, since I am expecting a large group. Regular coffee is on me! We have the space for one hour, so drink all you can and ask your questions quickly. At 11:00 we will be kicked out, but you can continue your networking in the main coffee shop area. The meeting space is to the left when you walk in.
