@Rolando Garcia Shelters is a good affordable company to go with in Memphis. Let me know if I need more details on one of there agents. If the property is vacant I would do a landlord’s vacancy policy until you get it rented. Once rented I would get a Broad Landlords Policy. Hope this helps!

In that area it may have been stolen. I would ask the seller if the home originally came with a central or window unit. Its not uncommon to provide heat and request for the tenant to provide cooling, but your home may sit on the market.

Yes Sam, the day we schedule our walkthru with the tenant I have my guys remove the water tank, A-Coil and condenser from the home. We store it in our warehouse until another tenant moves into the home.
