I am a Realtor from Boynton Beach, i moved here about 8 Months ago i was working in NY for a private investment firm, i saw all parts of real estate and i knew i wanted to start investing in real estate so I moved to sunny Florida
I have a group of investors that i work with they only like Palm Beach County and only condos no maintenance. I just found them a good vacation rental
1bed 1bath 650 sqft all high end finishings Luxury building not directly on Intercoastal has a protected park in between
Purchase price $155,000
Tax $3,100 yr
Hoa $4,500yr
Rents by the week off peak $89- $109 winter months $149-$189 each night
Comps are about $179,000
What do you think ? Any advice would be greatly appreciated

Purchase price $155,000 needs about $2500 of minor repairs
Tax $3,100 yr
Hoa $6,300yr
Rents for $2000month
Comps are about $209,000
What do you think ? Any advice would be greatly appreciated

Welcome to Bigger Pockets there is a lot of great information on BP make sure you check out the podcasts and webinars
I am a Realtor i mostly work in Palm Beach County, i work with a bunch of investors to find them multifamily properties. There are a bunch of good deals here i mostly find properties that are 100% occupied then as the leases are up we redo or maybe add a bedroom with high end finishes then we rent them out for about 20% more
here is an example
We recently bought a triplex for $250,000 monthly gross income was $2,950
had to put down 25% of purchase price, with Mortgage taxes and insurance comes to $1,950
a Month
Now there are 2 empty units getting renovated will cost about $20,000
now fully rented it will bring in closer to $3,700, I manage these properties myself
