@Wayne Brooks thanks for the referral. Always appreciated. BTW I am under contract for a 3/2/2 pool home in SW Cape. Owner offered to carry 75% at 4% for 20 years so I could not turn that down. Closing Thursday.

I would pick Florida any day of the week over NJ. We have huge immigration into the state. We have a strong economy. No income taxes. As far as self managing from a distance that is a bit more difficult. I would consider whether I have people in the area to give a hand. If not you would need a PM company.

Does your school have a crash course? Larsen has a course I believe it is around $99.

@Landon Bleau. It will need some work in a few years. I  will probably sell within 3 years and believe the market will hold for at least that long. Closing through a title company. Mortgage and note as well as a deed of trust. I would love to find more owner financed deals. This property is free and clear.

You don't know what someone will do unless you ask. I recently had a guy ask for me to give him a free box of ammo. My answer was: it is worth money! You are asking me to give you free money! HELL NO! LOL! True. Anyways, I went to look at a house for sale recently. Seller and I agreed to a POTENTIAL price and deal once I ran the numbers and studied it a bit more. Once I told them what I MIGHT pay, we were sitting there chatting. Then an idea dawned on me so I asked: have you considered carrying the paper? He says yes. Then he informs me that he won't take less than 4% and he would carry it for 20 years. If I had to take private money at 7% that would have been a deal killer. At 4%, I am in. So, I signed today and waiting for sellers to sign. It isn't the home run that I like (hard to screw up there) but I feel there is some money to be made and if I want out, the new buyer could assume the 4% note. The moral is: you NEVER know what someone will do unless you ask! Pray for me:)

Naples, as well as the entire SW Florida regions, is a great place to live and invest. Prices are a bit higher in Naples than a small drive north to Ft Myers, Cape Coral, or Lehigh area though those areas have experience great appreciation as well. It is very tough to find deals. I am having spec homes build for resale. The first one is in permitting stage. I will be closing on two more lots on Friday for my builds and funding a few lots for my builder. This is an exciting endeavor! Feel free to DM me and I will be glad to give a hand. John

You should disclose agency. Sellers don't care they just want their house GONE!
