Unless you have a lot of units use Quickbooks for accounting and SmartMove for tenant screening. Both very easy.

NOT going to offer legal advice. AM going to offer this advice: from now on have a clause that the tenant signs stating they owe two months rent for early termination of the lease. I have that in mine.

So, even though a couple people said not to use them, I signed up anyways. I am feeling like I made the wrong decision. I tried to look up my website wealthrealtyandpropertymanagement.com and it is not there. I am VERY disappointed so far. Anyone left them for other companies? Who did you replace them with?

@Vito R. I presently do not see an oversupply of SFR coming online. IMO MF owners are at a bigger risk for competition.

No. You need to get YOUR numbers. Also, in Florida, the default is "transaction agent". Unless you have a single agent, they are representing ONLY the transaction. Run YOUR number. Decide on YOUR offer.
