We found a tax accountant who was in a previous life a real estate agent. He knows his stuff.

We were our own GC; best thing in the world for a new investor to do. We learned everything from permitting, inspections, planning. We lost a little money (in time and scope)but it was the best money we could ever spend and we were prepared for it, so it didn’t burden us. We enjoyed it so much we are itching to do it again. We have a new house we bought off market but it is rented. We want to rehab and hold or flip and sell the in spring. We are working on plans for both scenarios. In the meantime we are planning on buying a student rental during the holidays in Peoria Illinois for my daughter. I dont check in to my posts as regularly as my husband does, Bart Hedgcock (pro member).

We just heard that a huge portion of Bradley students are Indian. What are their housing needs? We are just trying to educate ourselves about the market. My daughter is the priority right now but I was curious. We were also told that many of the properties are not well kept. Will higher end properties find higher end tenants? Or will the housing prices not support upgrades?

We are looking to buy a house for my daughter to live in and rent rooms out while she attends Bradley University. Is anyone else investing in the area? We are Dallas TX investors but Peoria seems like a different planet compared to the metroplex. We would love to talk to other Peoria investors to get a sense of the market. Tnanks!

Working with a great real estate agent will earn you money. You both will make money. Ours saves us tons of money in time. She has arranged inspections, repairs, found us great tenants, and helped us find valuable properties. Her advice is invaluable.

The real estate agent we work with brought it to our attention. It was undervalued in an area she knows really well. Her advice has made us a lot money over the past five years.

Forget books or classes. Go to some of the "meet and greets" and talk to people. We are learning tons from other people.
