@Rich Hupper As long as you claim the income from your properties you should have no problem getting loans on future deals.

@Nathan Thompson Do it!! As long as you close one small deal a year all your fees are paid for. I work full time and got my mine 2 years ago. Best decision I made.

@Demetrius Davis Agreed. I'm looking at sfh in the west suburbs and see nothing worth purchasing. Cap rates are dropping off quickly and it will only get worse for us.

@Chris T. I can do helocs on investment properties at 75% ltv and 90% for primary. You would have to be in my footprint unfortunately. IL, IN, IA. I'm sure you'll find a local bank that can do it. I would def get a heloc to pay them off.

@Lynsey Staes If it helps, I can do free helocs. 75% ltv on your investment and 90% on your primary if cash is needed for the purchase.

@Matt Harris Empty. Screen your own tenants. You never know what you might inherit. You can also do repairs or minor work before renting out.
