@Grant Mone I did mine while working full time. T and Thursday classes from 6-9 for 3 months. Best thing I ever did. I don't take on clients as I got it just for myself and to help out family. Paid for itself and way more after your first deal. Go for it.

@Chris Martin @Luke M. I do helocs all day on rentals up to 75%. Unfortunately you are out of my market. Yes they are called helocs due to a single family home up to 4 units would be collateral. Rate and terms are they same as someone getting a heloc on their primary home. Might be a quarter percent higher. You'll find plenty of smaller banks who do this. Good luck.

@Ben Sealey I would do a one year with an option to extend to another 4 if certain parameters are met. On time payments, passes all inspections, no neighboring complaints etc. Like you stated; you don't want head ache long term tenants.

@Bill Grose Never do business with family. I've had many family members ask. Seen this go south way too many times with other families. Most of the time, business with family do not mix well. It's not worth the relationship strain possibility. Good luck!

@Mike Fisher Please break down the numbers. 194k purchase price with $1540 rents doesn't sounds like a good cash flowing deal.

@Steve Rozenberg I chose to go with a duplex as my first investment in 2014 due to the fact that 1 of the units paid for 90% of the total mortgage payment. So if I had 1 of 2 vacant all bills would easily be paid. I now just closed on a single family home to diversify my rental portfolio. Good luck!

@Thomas S. I can do home equity lines up to 90% on the property if you occupy it. It would be a great and free tool for you to use on investing.

@Joshua Gordon I prefer vacant as well. You can rehab what you need and screen your own tenants. You never know what you might inherit.
