Thanks @Chris Erwin. I've always done it after as well but asking others' opinions as I'd hate to lose a month of rental income.

Just purchased a house that needs new tile, carpet removal, hardwood refinishing, and basement finishing. I want to rent it by July 1 but it will be rough as rehab starts next week for a couple weeks. Should I have showings before and during rehab or wait until its all done? Thanks!

Do you have equity in your home you can tap into and use as a downpayment if the numbers work?

@Atul Mohlajee Congrats! I used to work in Forest Park and would go to all the bars on Madison Street. Great area. Let me know if you ever need a home equity as I can do them at 90% ltv on primary homes and 75% on Investment.

@Sheldon Alex That is completely up to you. Every investor has their preference. I'm a buy and hold guy. Many on here make a lot of money fixing then selling. Find what interests you most then take action.
