I'd buy it. 2% is way too conservative in my opinion. Especially in my market. I'm with @Jeff Gebhart I would double check the currents rents for that market. Either way if the property is in decent condition as it seems it is I'd go for it. Start low and see what happens. Good luck!

@Brent Davis Keep it. Cash out refi or get a heloc on it to buy something else.

@Jeremy Drawas  Have you thought about doing a cashout refi and keeping it as a rental? Use the refi cash to buy something else while taking advantage of the monthly cashflow.

I'm with you. I've been a landlord for a bit over a year with a full time job. I'm in the process of buying a home but if I wasn't I would be shopping around for another property. Its addicting. Once you buy one you want to keep buying. All I can say is stay focused and save money to buy properties! Good luck.

I get many calls off Craigslist but not very good quality. I've had better success joining that towns Facebook group and advertising it there. Good luck!
