Have patience. The right deal takes time. You don't have to pay full market value for a property. Buy one at a significant discount that needs some work. That's where you get the most bang for your buck. You are already cashflowing. Buy more property to add to that cashflow. At the end of the day it's all about the monthly positives.

I wouldn't. I would either cash out refi or get equity lines on them to buy more properties. Take advantage of the market. Good Luck!

I am in the same process right now. I put in an offer 5/18. They just did the bpo last week. Now waiting to hear back. I put in a full offer but not sure if that matters. My condo is for sale as well. Good luck. Hang in there!

 WCRT is great. No sales. All investors like us who learn from each other. Many people even find deals there.

Do your homework. Every market is different. I almost built my primary home but ended up cancelling the deal. I bought a house much larger in a nicer neighborhood cheaper than I would have built. Look at the upside and down. Good luck.

I have a duplex that's laid out the same way. I advertise it as an extra bedroom and charge an extra $150 than the unit below. My current tenants use it as their master bedroom since its a larger space. I did not check with code to be honest since thats how it was when I purchased it.
