@Natasha Attia    I am extremely experienced in the space.  Refugees general make good tenants.  There is no more risk than other tenants.  Private message me if you want more details.

@Brian Matice    In residential properties, a written offer is standard. 

In some commercial and most industrial verbal negotiations almost always happen before a non binding letter of intent is drafted.  That is not an offer.  After that there might actually be a more binding letter and/or then a sales contract.  The sales contract is the offer.

@Courtney Jo Claffey    It is EXTREMELY important to remember marijuana is not legal anywhere in the United States.

If the tenant asks to be let out of the lease you should let them out of it.  You do not want to be the test case.  It is likely that the courts would treat this more like a meth smell than a cooking smell.

It does violate the Craigslist terms of service.  It is unethical.  In some states it probably violates the licensing law and anti hacking laws.

The Trump administration is slowly moving in the direction of a crack down on marijuana.  I would say they have gone to the extreme now.

It should be noted the govenment charges people with organized crime and drug dealing if they knowingly rent property for drug dealing or manufacturing.

@James Wise  Are you joking?  Please tell me they do not have two fine schedules.

This thread has explained to me why Cleveland is going to way of Detroit.

I would consider this the city trying to be rude.  I do not put up with rude.  It would probably cost me more than the fine but the people at the city would wish they had never heard of me.

I think I would send letters to everyone on the block the mayor lives on. Telling them I want to buy three houses on the block for transitional housing. I think aged out juvenile sex offenders, sober living, and prostitutes wanting to get of the streets would be a good fit. Then I would probably explain to them it is the policy of the federal government to have those in residential neighborhoods so the City and/or HOA cannot stop them.

I have probably seen 5,000 or more skunks in my life.  Yes, I live in the country and I am old.  I have never seen or heard of one in an attic.  I doubt this is a first.  Does this house have a crawl space under It?  If so that is where a skunk would be.

The skunk is probably not even still around dead or alive.  You really need to air out the house.  Try box fans in the windows on one side of the house with the other Windows open.

If the air is trapped in the house it can keep the skunk odor for weeks.

If a day or two of the fans does not work then I would start with an ozone treatment.

I am still wondering how much equity is there.  Was the property ever simply listed.  I mean without a mention of a short sale, foreclosure, auction, or panic?

By the way... in some states if a person has a slam dunk case against a mortgage company it is possible to get an attorney to take the case on contingency.  I am not suggesting that here.  I just wanted to let everyone know to contact an attorney way before this point.

I do not think that will help at all.  Most of the large government contractor are not based anywhere near DC.  In fact, I do not know of any that are.

Even when the NSA headquarters had a Rockwell sign out front Rockwell was not based in DC.

@Matt M.  I know it is still up in the air.  The hedge funds are spying like crazy but have not been able to find out.

Of course it is also not clear how much of Amazon's research is really searching for the new HQ2 and how much is just good general data mining.

For example...  I do know they are interested in the concept for a hyperloop connection between Dallas and Austin.  Of course that would be a game changer for both cities.

Does that mean they are really considering Austin, or really considering Dallas, or is one of their employees just really into hyperloops, or is Jeff Bezos considering buying another Texas home, or is Amazon considering investing in hyperloops, or does Amazon think it will impact their current or future investments in Texas? or... or... or... or... or...

Amazon is so secretive it is almost impossible to know where they will go.  For example nobody knows for sure what part of their business will be based at the new headquarters.  I think their new pharmacy / insurance business will be based their among other things but that is just an educated guess.
