I'm looking into the same thing @Keeya WangJones. It's my understanding that the 203K streamline limits to 35K, however they will loan up to the loan limit for zoning of the property as long as the ARV pencils. Keep in mind that the loan limits change based on the numbers of units (1-4), up to 1.2M-ish for a 4 units, so building on multi-family lots is definitely possible if you can get it completed within 6 months.
Inventory is so low right now, tough to find anything on the MLS. My lendor is vary savvy with 203k, I can send you his information if you're interested. Good luck on your project!!

@Keeya WangJones I saw them as well on the approved list, apparently the only one?! Seems odd...

Thanks @Wayne Brooks. I understand the list of approved contractors, just seeing if anyone in the community had directly worked with any of them in the San Diego market.
Thanks!

Hey BP!
Does anyone have a referral/recommendation for a design-build contractor in San Diego who will work with FHA 203K requirements? I'm looking at the option of building a granny flat over a garage on an SFR. Thanks!

Thanks for the info. I was hoping to find a 3 month seasoning period, sounds like I might have to do some more digging. Thanks!

I'm looking at purchasing a MFR property in Cleveland, OH and i'm wondering about cash out refi options. My hope is to use the BRRRR strategy and pull money our immediately after the property is rented. Does anyone have recommendations for lenders who will allow this without long waiting periods? I'm hoping to find an %80 LTV cash out refi option.

Hey BP!
Can anyone recommend a reliable and trustworthy contractor in the Cleveland area? I'm an out of state investor and need boots on the ground that I can trust, and build a partnership with for future projects. I would appreciate any feedback/recommendations, specifically from other out of state investors with direct experience.
Thanks,
Michael

Anyone else have recommendations for C+/B- neighborhoods? might be able to stretch the budget if the numbers work. Thanks for everyone's input!
