Also, there are more expenses that you need to account for other than just P&I when running your calculations to see if this property cash flows. My suggestion would be to use the BP rental property calculator to analyze your numbers. If you don't analyze now and you purchase this property you might regret it in the future.

My two cents... Don't pay more than the house is worth. Walk away from the deal if the contracted price is higher than the appraised value. There are always going to be more deals. 

Also, if you are interested in learning more about bond for deed contact an attorney. I can give you a good recommendation if you message me.
