Thanks @Robert Leonard... Hopefully all is well with you and your family since the last time we talked.
@Ariane Fletcher. Our local BP meet up group (RE360) meets once a month and I would be happy to forward you information if you are interested in attending. If my memory serves me correctly @Denard Taggart joined us for a couple of our meet ups. His original post is dated 1 year ago so I could be mistaken but his name sounds familar.
Also, there is another REIA in our area that I would recommend attending. The REIA is more of an eduational setting as opposed to our RE360 group which is more formatted towards networking and doing deals. Let me know if I can assist in any way.

It was great talking to you yesterday. My apologies for not being able to talk longer. I thought a lot of our conversation yesterday and want to place heavy empahsis on education in the first phase of your investing journey. Read, listen to podcasts and gain different perspectives from other investors. Look internally at yourself and think of your strengthes, weaknesses and what you what to gain from REI. What I personally have done (and continue to do...probably always) is to reverse engineer how to reach a goal. I find that this mindset is extremely powerful in changing your thinking and it allows you to put into action steps that will allow you to reach your goals.
I am all-in with REI and always have it on my mind. My viewpoint is that if you want it bad enough and put action behind your desires you will succeed. You will get countless NO's before you get to that one YES. Meaning... do not give up if this is what you want.
Continue educating yourself, networking and reaching out to others... you'll find your niche.
Sorry for the rant...

I just re-read your post...First you need to know if you have a deal. Find a property you think is a deal and let's run the numbers here on the forums.

@Clint Woods... I agree with Ramar in regards to lining up your financing first. I would HIGHLY recommend running your numbers through the rental property calculator here on BiggerPockets. Also, when you are searching for an agent try to identify one that understands real estate investing. They will be able to lead you in the right direction.
I don't mean to discourage you but 2% or 3% is not the norm in our area. You can find properties that meet those numbers but they are few and far between. There is a lot of competition for cash flowing properties by investors in our area. Please double check your numbers because I would bet that you didn't include an important variable in your calculations.
