@Marie Yates... I agree that you should call an attorney that has knowledge of Louisiana state specific laws.

Hey  @Jennifer Crager. Let me know if you want to network with some fellow BP members. We get together on the 3rd Thursday of each month at 6pm and have an un-official BP meetup. We have been meeting for the past 15 months and we have grown to ~25 attendees from all different levels of investing. Congratulations @Scott Schuetz on your milestone! 

What was your intital strategy when you started? Buy/Hold, Fix/Flip, etc.. and when did you adjust your stategy to include other areas and why?

I'm very curious because I have only done Buy/Holds for my 6 units and in order to reach my short term goals of acuiring 9 more units (in the next 18 months) I am educating myself on other strategies to implement to raise capital. 

I love to hear other investors successes and opportunties so I am able to curtail that to my own investing.

@David Pearson... I think you first need to educate yourself on the basics. Read "The Ultimate Beginners Guide to Real Estate Investing."  After you're done with this listen to ALL of the 131 Podcasts. You're gonna get burned very bad if you don't properly educate yourself and you will lose money...

"where can i find a traditional 30 fixed mortgage? I don't mind that it is secured through the property." Start with approaching the financial institution to which you do all of your personal dealings. Set an appointment up with the mortgage banker and start discussing what you want to do. 

I suggest you read and educate yourself. 

@Willie Jones ... Welcome to BP! It's my pleasure to welcome you. We have quite a few extremely awesome people from the Shreveport/Bossier area who have networked from Bigger Pockets.

A little over a year ago we started an un-official Bigger Pockets meetup in our area. It all started from 4 guys networking on BP and wanting to take action...since then it has fluctuated to +/- 25 members.  In this group we have members from all different walks of life including one of our newest members is a young lady who joined us two months ago is also an officer at Barksdale AFB. Both of my mentors who are part of the group @Jimmy Stewart and @Louis Fourquet both are former military. My awesome business partner and friend @Justin Kilgore is former Navy. and the list goes on with other individuals who are from different walks of life but has a common passion in REI and are pushing to their goals.
