Unless your friend is hosting local guests, I wouldn't mention the location in the title at all.  Guests are renting places based upon the photo's, amenities, and proximity of where they want to be.  Describe the PLACE for what it is, not the neighborhood.  Further, for SEO and Airbnb search sake, the terms you use are important in the placing on Airbnb and web searches - so choose carefully.

These have been really great.  I wouldn't spend a bunch because they will get stains and worn no matter what you decide to buy.  I replace as needed with the same sheets and rotate them to a laundry service as I have multiple sets for my properties.

@Jeff Piscioniere I totally agree 100% with @John D. - listing independence is vital for your longevity.

@Mike R.  Setup an auto responder in your email account for those late hour requests - yes I get them all the time as well.  Seems to help at least delay some decisions as long as you get to them as promised in your auto response.

@Jeff Kehl  This is exactly what I'm struggling with (at least professionally - LOL).  Risk vs. Reward, Retirement vs. Acceleration.  I do plan to take some time to let it sink in as my business has been a huge part of my life for 25 years.  Yes, more fishing & skiing are in the plans but I don't see myself full steam ahead anymore, which means unlikely empire building.  So somewhere in between cushy and busy is seems to marinate nicely.  Thanks for the feedback, I greatly appreciate it and will also make sure to consult my CPA as I noodle one this.

I am a bit perplexed on my next move and was hoping to gain some insight from this forum. I am a current business owner in the IT sector and likely will be selling my business to focus more on my real estate properties. I am receiving a cash-out offer from my partners, taking it and running as a semi-retirement move at age 51. However my goal is to try and not touch this principal for living expenses, rather invest it or payoff one or both of my current STR's. I currently own (2) STR's and (1) Small Office Building. The STR's have mortgages, the commercial property is free and clear. The Commercial Property currently provides more monthly income stream than the STR's (mostly because it's free and clear), however without the STR mortgages it will be about the same. So my question is: Should I use the cash from the business sale to pay off one or both STR's, buy more STR's, roll the cash into another commercial property (would have to 1031 exchange the current commercial property), sell it and buy a larger commercial property, or.....? I've done some of the financial analysis and there are lots of moving pieces to consider so I'm just looking for some general feedback, creative ideas and thoughts. Thanks in advance.
