Post: Partnership Structure (When you are bringing the deal)?

I am curious about thoughts/experiences of structuring partnerships when you are bringing the deal. I've heard on the podcast various numbers thrown out and that it wouldn't be unheard of to expect a 50% stake in a deal that you don't personally invest any money in, but handle everything else.

- So what are your thoughts/what have you done? 

- And how did you arrive at your percentage decision? 

- What factors do you consider when deciding the percentage breakout?

-What else did you consider that I haven't brought up?

Josh, pending how much you are hoping to pull out when you refi, will determine your cashflow. Without more details, it's tough for me to calculate what you are getting for a cash on cash return. Don't forget in Kalamazoo that you need to register your rental with the city and that has a fee to it. I'd also advice keeping a decent maintenance fund. Are you planning on handling the maintenance yourself? Are you going to hire a property manager? I personally always factor in a PM fee whether I am planning on using it or now. 10% in Kalamazoo is what I've found to be average although I'm sure that could be negotiated lower with a larger portfolio. 

To answer your cash on cash question. I bought a duplex in Kalamazoo in March. I'm getting a 21.46% cash on cash return. That's with 25% down and standard financing.

I've been looking at some property in Mountain towns that have mixed residential and commercial uses. I'm an amateur when it comes to the commercial side. I've tried to find commercial leasing agents, without much luck. I'm planning talking to my real estate agent and picking her brain on who could give me rental rates for the commercial side of a property I am looking at, but because it's such a small town, there doesn't seem to be many options. 

I feel like the current lease in place on the prospective property is low. Any tips on how I can find more concrete numbers?

Thanks Bill. Yeah, the current agent(s) they've used have never even posted photos beyond a front shot of the home. That was Mark's first response and something I've already mentioned to my parents. I just getting into the details to try to help them out.

My parents live in Emmaus and have a rental in Allentown they would like to sell. It's on Liberty Street. I live in Colorado and do my investing here, I'm not looking to own property there. They haven't had success with realtors. Maybe it's the area, I don't know as I am not familiar with this area. Do either of you know anything about this area? I'm trying to help them out from a long distance.
