@Kyle J. This is what I’m referring to https://cozy.co/future-of-cozy/

Do I need to do anything with my Cozy account right now?

Cozy accounts will still look and function the same on Cozy.co. You can continue to use all of our services uninterrupted until your account is ready to transition to Apartments.com. Once your account is ready, we’ll let you know in advance and will be with you every step of the way.

@Kyle J. My understanding is a migration will occur in 2021. Meaning we will need to start using apartments.com moving forward. I may be wrong. But I would not like to be sending tenants to apartments.com, full of ads and other properties.

Will you be switching to a different software once Cozy.co migration to Apartments.com is completed in mid 2021? Has anyone already switched? If so, who did you go with?

Have you purchased any of the BiggerPockets landlord forms? If so, can you provide feedback? Worth the price?

We switched to Zelle in August 2018. Renters like it! The only downside I have noticed is there is a max amount for the renter to send in a single transaction. I don't know the exact amount that Zelle max's out for a single transaction but we have had to split the amount for 2 transactions every month. The rent due is $1900, the tenants usually pay the first transaction for $1250 and the second payment is the difference (no time delay) for $650. Both payments are made right after the other in the same day. Ideally we would like all of this to be in one single transaction. If anyone has any insight to this, your input is appreciated.

 I believe the limit is coming from the bank in which is utilizing Zelle, not Zelle itself.

I've used both Zelle and Cozy.  The problem we had with Zelle was their limitation with how much the tenant could send depending on the back the tenant banked with. Our first tenant banked with Chase bank and had no problem sending $1100 at one time. But the next tenant was with a different bank (I can't remember which one) and had a limit of about $500 a day. It was a problem so we moved to Cozy.  I like Cozy pretty good.  But I do miss the convenience of getting rent immediately with Zelle as opposed to waiting 5 business days with Cozy.  You can pay about $3.00 a month per property with Cozy to get the rent in 3 business days I think. But still not as good as getting it immediately.

 Great information. Thanks! I wonder what are the Bank of America Zelle limitations. I'm not finding it on their site. I believe Wells Fargo has a $500 limit.

I see Cozy and Zelle being used around the forum for rent collection. Do you have experience with both or either or? Which do you prefer? Why?

@Ed Emmons I thought using credit cards wasn't allowed for down payment funds.
How much did you put down for your rental property loan? What are the source of these funds? Just trying to see if I should continue to save or if there are other creative ways to secure the down payment funds on traditional rental property loans.

Post: Tenant Screening Query

@Carolyn Q. I use cozy.co for tenant screenings. They do background checks and run their credit report. The applicants just submit their information online and pay the Cozy fee of $40 for background/credit report combined or $25 for each.
