I honestly believe that for STRs, the value lies in the EXPERIENCE you can provide. That's why I bought a home in JT with a big lot and developed the backyard area as much as possible. Besides the normal stuff that you see in some Airbnbs (hot tub, pool, giant jenga games, etc). I want to hear about ideas that aren't seen in 99.999% of listings!

Hi all,
I used to have a STR in JT and one thing that I realized is that travelers are looking for EXPERIENCES and UNIQUE, INSTAGRAMMABLE highlights when looking for an Airbnb. I want to know what are some of the MOST unique things that would boost your listing's desirability. I'm talking about SUPER unique. For example, I've been obsessed with the idea of a UNIQUE hot soaking tub. A lot of guests book a place if it has a nice outdoor hot tub or soaking tub. But I want to take it a step further and maybe build like a "UFO soaking hot tub". Or perhaps an indoor slide - yes, like a playground slide.
I want to hear some CRAZY unique things that I haven't seen in other Airbnbs. Please help me out! The crazier the better!

For the ROI and value - Zinus. For the utmost quality - sure Casper or Tuft and Needle. Never had a guest complain about Zinus 12" though.

I've never heard of any of these markets before haha. But hey - theres always individuals killing it in "lesser" known markets. You never know!

The best properties are the ones that are designed the best in JT. Dont buy a regular home and list on Airbnb, you wont do well in my opinion. JT is the land of "creativity" and "no rules". If you don't plan to make the Airbnb unique, then its gonna be hard to compete. Check out the post that @Sean Bramble posted above - we have a good discussion about this topic.

Based on what I see - I'm not looking to do STR in the High Desert right now. I heard in a podcast that the inventory of homes is back to pre-pandemic levels in some areas and I have noticed more price cuts in general - but that's mostly the greedy sellers trying to list their homes for way more than the current market value of the home. Personally, I'm waiting it out for at least one year.

Mid term guests were awesome too - definitely more mature guests that are not just there to throw a party.

@Richard Evanns I forgot to mention that my Airbnb guest limit was 4 people and it was 800sqft 2b1a. I'm sure bigger places would throw bigger parties. Also we had a property manager - so I'm actually basing my opinion on how well the guests responded and the amount of "big" issues that arose throughout the year.
