@Ricardo Ramirez my first instinct would be to look on your local county auditors website, or board of realtors, or even if you have a connection with a title company they may be willing to give you some templates.

Hey @Christopher Ferrari welcome! honestly the simplest and most straight forward way in my mind would be to get a normal boring W2 job that makes buying an owner occupied house easy. Buy a house or duplex for 3.5 down FHA and house hack. What the Fed is doing and what the rates are and all that is great, but for starting it just matters the impact on you personally. So if at the end of the day all you get is a slightly lower or simply controlled cost of living...thats a win in my book. From there you'll figure it out.

Fantastic First deal! just out of pure curiosity where in Cbus is there an Optical glasses factory? I know we've got about every type of manufacturing here but I have to say this is the first time I've heard someone say they worked in that field outside of Rochester NY.

@Ignacio Linares if you don't have any breweries planned out yet I have to recommend Wolfes Ridge, they have a great taproom off the alley in the back of their restaurant and really have, in my opinion, the best beers in the city. For contractors I'd for sure put @Charlie Scheiderer on your meetings list. Hope you have a wonderful time here!

Hey @Jane S. what a bummer to go through this. But I must commend you, you did handle it the correct way getting a professional involved. There are some great forums on here regarding tenant screening strategies that will certainly help you pick some great tenants in the future.
Just for my own curiosity...what is your policy on tenants paying for repairs...I'm very interested in how you have this laid out and how it works for you?

Hey @Majid Kamil welcome! I'm not sure what country you are working in but I gather that you are not a citizen of that country. If you'd like to purchase real estate in that country I'd lean on finding a local agent and lender that operate in that market. I anticipate if they don't know the answer off hand to the question they will at least have some contacts that will be able to assist you.
I personally have been looking into buying property in Scotland and it is difficult to find info out there on the process of purchase property across country lines so I do sympathize!
