I'm not in the Seattle area (Eastern Washington is my home), however I would mirror @Jason Wray to post here. You should also find either Fixated on Real Estate or Washington REIA facebook groups. Those 2 groups are filled with the exact people you mentioned.

@Brendon Lindsey welcome to the neighborhood. If you and your brother in law are looking for a REIA group, we meet on the 2nd Tuesday and the last Wednesday of each month. Good hunting!

@Neal Collins Yakima area has an extremely low vacancy right now. Depending on the property manager, it may be as low as 3%. It's possible to still find off-market deals with 9 - 10% CAP rates, though you have to really look for them. On market will generally get you 6% CAP. Plus you're not fighting foreign capital to buy property.

I went last year and was amazed at the caliber of investor that I met. This year, I purchased my tickets early, I'm bringing some of my buyers, and I'm telling everyone in my local REIA that they should go. This is a unique opportunity to hear from and talk with people doing deals, changing life trajectories, and building a business. Way to go @Tarl Yarber

@Tony Wooldridge the meeting was good.  We had 37 people sign in and another dozen that choose not to sign in.  There was roughly 20% of the crowd that were first-time attendees.  The dissecting a deal was well received and since it was a current on market listing there were two investors that wanted to take a look.  The panel did a great job talking about why they choose to partner, why they don't like partners, and why they choose to invest in other real estate opportunities.  We had people networking and talking deals for about an hour after the program ended.  I know it's a long way, but hopefully, we'll put the next program up on Facebook live.
