@Tyler Manning It was my understanding that you can assign a contract to another buyer, just not for profit.

@Joshua Byrd I'm not familiar with South Carolina, nor the market there. But this article on BP might be worth a read! Looks like lawmakers there just made wholesaling a lot more difficult in SC.

@Dave Kush I would be careful calling people on the DNC list. There are people on there that basically have a side hustle of suing anyone that calls them. Speaking from personal experience!


On that note: If you hire a third party to cold call make sure that they are abiding by the DNC list as well. This was my mistake and what taught me the valuable lesson about calling people that are on the list!

@Denise Evans That's a tough lesson to learn! Smoke detectors should always be checked during an annual inspection. This is a good reminder for all landlords!

@Jorge Abreu I myself do not invest in large multi-family properties as of now. But obviously there are some similarities between what you're talking about here in doing your due diligence with an apartment complex and doing your due diligence on a SFH as well. When it's been a while since I've gotten a good deal, I find myself trying to look at any deal that comes across my desk with rose colored glasses instead of being as critical of them as I should. All that to say, I completely agree, and it was good to get this reminder for when I am looking at more properties to add to my portfolio!

@Victor Nguyen If the deal pencils today with current interest rates, why would you not? If you feel that interest rates are likely to drop, property values are not likely to follow suit. In this event you will be able to purchase the property for less money now and refinance at a lower rate when interest rates drop, making your deal that much better!

@Karan Shah The popular answer always seems to be anywhere in Collin County. However, I like the prospect of the far northwest suburbs of Fort Worth like: Haslet, Justin, Saginaw and Rhome. We've had great success in these areas!
