Post: Buyers sheet for wholesale deals

Hey BP, I'm curious if anyone can provide some examples of what their buyer's sheet looks like when advertising their contract. Do you provide estimated rental rates, repairs, etc? The buyers still will do their own inspections and due diligence but I just want to make it easy as pie for potential buyers to understand the property under contract. Thanks!

Appreciate that, thanks Mark. Another program that came highly recommended to me from a couple people was Rick Ginn's Probate Priority program which looks great. Only downside I see is it's not CA specific.

Looking for pricing on (bw & color) 1 page single sided, no bleed, first class mail. 

We have a couple lists, some are smaller and under 100 and others are 500-4000. We mail monthly.

Anyone have any recommendations for typed business letter mail houses that are affordable?

I want to mail something that is typed, professional and with our business logo on it and have them mail merge it for me.

We've been doing targeted marketing for specific buyers at the moment, people that help us subsidize our marketing.

So we haven't had to blast out any properties yet... But might in the future.

We're looking for an acquisition manager that can visit properties, build rapport and lock-up properties in Fresno County (primarily), Tulare County and surrounding areas.

We handle all the phone calls, marketing, appointment setting and the business side of things. You share a google calendar with us and we schedule the properties to visit and tag you to the Podio record with the offer amounts to negotiate for and seller details. We provide contracts and will pay you 10% of the first deal and 15% for any deal after each month. The only cost to you is your time and gas. 

Currently we have 5-15 properties to visit weekly and we want to ramp this up. We have some training we can provide but we are looking for someone that is very comfortable meeting with sellers, someone who is REALLY GOOD at building rapport and talking with people from all walks of life. This is super critical position on our team so we will vet your references and want to see some evidence that you are a great people person or have done in person sales before. 

Someone that has done door to door sales and good at closing would be a good fit, or a non-sleezy car sales person, someone like that. It's currently part time contract work with definite potential to become full time if deals are being closed.

This should be something you know you're good at. People really like you. You can walk into a house and instead of talking numbers you talk about them, their family, their situation, you listen, get them to laugh and slow things down before sitting down and closing the deal. People first and the money comes second.

This is currently a 3 person company, highly motivated, have systems in place and we're probably the nicest and most honest people you'll ever work with.
