@Mark Silva - Thank you for reaching out. So it sounds like what I'm looking for is either an agent that can provide some sort of finders fee after closing the short sale, or setup the short sale so I can be the buyer (or assign it to another buyer for a fee). If that's a thing. Can you forward me your contact info?

Hi,
New investor in Central Valley, CA. I have a very motivated seller who has their head in the sand and just ignoring their mortgage payment and want out of their house. There are 2 deeds on the property and he has no agent representing him.
I'd like to wholesale the property, is there a company that I can hire to assist in the shortsale and help me wholesale the property?
What options exist for investors new to short sales?
Is an agent required? if so, how do I find an agent that would be specialized in short sale work with investors. Thank you.

I look young for my age and have often felt what you're asking about. Once in my teens, I was pulled over to ask if I was old enough to drive.
My advice is to follow your passions and try your best to squash your fears. You'll meet some people that might question age, but your actions will speak louder than anything and often I've found that older people will want you to succeed BECAUSE you are young. So in many cases it's advantage. And you'll be miles ahead everyone by starting so young. Good luck buddy!

Hi,
Just curious if anyone has had any luck obtaining a tax delinquency list in Sacramento? I'm starting with asking 'Property Tax Accounting Unit' at 700 H Street. Let me know what your experience has been and who to talk to or how to ask for this info if you've already done it.
They have a website where you can search individual properties so that must mean there is a database with this info and it's public record so this should be possible. And maybe it's online and I'm just overlooking it?
