Hey Rick! Yes, I was there and saw your discussion. Actually last night I was laughing with my wife about how you opened with your 'I'm an opportunistic bottom feeder' line. Next time they'll have to give you a longer slot.

I looked on your website last night and didn't see any courses but maybe it's because of what you just said.

That's good advice and I can definitely attend the court and do the process first hand. Just finding the time is hard with a full time job, so that's where my want to watch or read something in the evenings comes in... But if I gotta find the time then I'll make it happen.

Welcome John, the Central Valley is a great place to invest. I just went to a real estate summit and Neal Bawa spoke there and showed a lot of stats on Multifamily. You might want to checkout the following resources to determine which areas you want to invest in. Good luck!

Summit was amazing. I couldn't recommend it highly enough. Got to meet some really big players in the space and some of those speeches were straight knowledge bombs with tons of data to back it up. Thanks so much to everyone that put this show on and attended.

Thanks Jeff, that's a pretty broad definition. I'm not even sure if taking pictures of properties would be allowed under that definition. I'll work with my attorney. Appreciate it!

Hi, I'm in California, my wife and I are real estate investors (both unlicensed) I'm looking to hire a licensed agent to do some tasks for our company, mostly driving to look at properties, taking pictures, dropping off and picking up contracts and meeting with sellers. All these activities could be done by anyone and none of the activities are things that require an agent.. but some of the better candidates I'm interviewing happen to also be agents. I will be speaking to a local real estate attorney about this but I wanted to see if BP had any experience with this.

If I write up a work contract to hire this person and pay them a percentage of the deal once we close it, is that asking for trouble? 

They aren't finding any of these leads for us and mostly doing errands but I just don't want to fall under the BRE thumb as paying commissions to an agent or some unlicensed activity (i don't know all the rules). I just don't have the capital or resources to pay this person hourly and manage a timesheet, so I'd like to setup our agreement to be upon deals that we close together. Let me know your thoughts if you've structured work agreements like this? Maybe it's not a problem at all, I just don't know.

Hey BP, I wholesale property in Central Valley CA. Occasionally with my marketing I get mobile home leads where sellers want to sell and don't do anything with them. If you do mobile homes and would like to work with me, let me know. I can just tag you to them in my podio so you can call these people back and make some money.
