Hi,
I wholesale in CA and plan to buy and hold property in the midwest soon. I have an LLC registered in CA. What expenses can I write off when wholesaling?
Some of the costs in mind: marketing, travel to sellers/buyers/property inspections, title fees, monthly subscription services to keep the business running.
What are the tax consequences of not buying things through an LLC? I assume many wholesalers don't do this because then a seller would have to sell to a corporation instead of an individual and thus might lose the deal.

New member and building out our wholesaling powerhouse team. We're currently seeking a very ambitious property manager in Fresno, CA area. This person knows Fresno well, is licensed, can meet with sellers and buyers, put lockboxes on houses, inspect properties, taking pictures and help close deals. You will represent us as our agent on every transaction and be an invaluable member of our team. A plus would be you know how to estimate rehab costs. We have a very large marketing front end and will handle all inbound call volume, vetting quality leads, matching cash buyers to sellers.
We are location in SF and will be frequently traveling to Fresno to get this going. If this sounds like you lets set a date to have coffee and talk.

How much of his program was prerecorded video of him vs actually talking and interacting directly with him? I ask because I'm considering his program but it sounds like it's a daily video and then 30 min weekly phone call with him. Which isn't as much 1:1 as I was hoping for. But I get that it's part of having an automated business.
@Ben Mcall, how's the first year since the program been treating you? Are you still wholesaling and what's your profit look like?
