Have you confirmed that they haven’t trusted or willed it to you already?  

And if not it’s a installment sale.  I wouldn’t entertain a lease.

It’s a little old however the best investment, life strategy and book on communication is the Bible.

At the prime of my cold calling from an outsource perspective I had 16 half way house females  

Basically they were in jail at night and called for me during the day. 

All made minimum and HAD to have a job. 

I had a 3 struck rule.  Three days without an appointment and someone else filled their seat. 

In reality it was great.

Hello Randy.   Couple things.  
1- 60k for a 1200 gut is light.   Kitchen bath and gutting could cost you that 

2- in California make sure you don’t violate contractors license law.   
3- I alway like the calculation of 10k per month rehab time plus cost minus ARV x 70% maximum. Or 2 times cost if less than 10k.
4- I’ve bought a thousand houses and most didn’t fit into a formula

3 things.  No specific order. 
1- Move to a tax free state.

2. The mathematical formula for buy and hold and flipping is 1:6. 
3. NO one is a rookie.   You’re 31. You have a ton to add.

I agree. Marketing is key to success in this arena. I've done 100's of deals in my career as a real estate investor every one of them resonated from me marketing my business... Direct mail, Adwords, TV commercials etc...  I know for certain that the more sellers i put myself in front of the more houses i will buy.

Yes.  I’ve been absent however have made major changes over the last month.  

If I may be honest. 2019 was a crappy year.  I spent too much time creating a different business.
