Welcome @Janet Myers This is truly an amazing community. I'm glad you made it here! As someone who has burned through all the podcast my thought is to start at the most recent or at least around the 300th episode area. All of the podcasts are great and offer lots of value but these guys have it dialed in so tight right now that I feel it's worth counting down from 300 and something to 1. Nonetheless, however you find it fit for your style is great. BP is the best!

Hmmmmm I have listed rentals with Zillow a couple times. If I remember correctly it had me give a phone number but then asked if I wanted the phone number to be visible to the public or not. You could try to completely start over from the beginning. Maybe it will kind of reset like shutting a device down and starting it back up. Zillow listings which extend out to Trulia and Hot Pads as well has found me good tenants very quickly. It's a pretty powerful resource (at least in my markets). Best of luck to you!

As far as buy and hold goes I think Albany has decent investment potential. The market seems a little inflated and there really isn't much appreciation there but if you can find property that positively cash flows and someone else is paying it down for you it's a base hit. Hard to hit home runs from what I've seen but singles and doubles eventually score runs. Best of luck to you moving forward.

@Andrew Sweeney it sounds like you may just need to continue analyzing deals and honing your skills because I see deals all the time that positively cash flow with 25% down. Maybe look in different markets and/or keep searching for better deals. The more properties you analyze the more it will start to make sense. I definitely recommend using the bigger pockets calculators under the tools tab. It's a phenomenal resource and I know there are tutorials throughout the website that will show you how to use them. I just searched for a second and found a couple. Here are the links. I know there are more as well. Just stick with it and keep crunching numbers. It will start to make sense if you keep at it. Best of luck to you. You got this!
