@Mike Cumbie - TIme of year could be part of the story but at least in my market it seems like so much more

@Jay Hinrichs - I have been in the business for 15 Years and agree that seasonality could be playing a small part in what I am seeing.  However, what I am seeing everyday clearly points out in my market that things have changed and I need to pay attention.

I am a huge Bruce Norris fan and have attended his events on lots of occasions 

As always I could be wrong or I could just be early.

@Frank Wong - No Short Term Debt, Don't over Leverage, Have Multiple exit paths, Must be able to hold for years worst case

@Jay Hinrichs - If the market (Hedge Funds) want to give you a big profit - I say take it every time as you can always find a niche to profit in

@James Wise - Agreed 100%!! No One ever went broke taking a profit

@Mike Dymski - Sellers are always the last to know / admit but when they flip they will do it in mass and suffer together ... 

@Rick Baggenstoss Very Solid plan.  No market change is going to catch you by surprise

@Scott Morongell As the market rolls over I have changed a few things.  First I have lowered my Expected Sale price by at least 10%. I have added 2 months to hold times, I will only do deals now that Cash Flow and I am okay holding for 2 years as a worst case, I have extended my Private money period from a year balloon to three years and I have lowered my going in prices by 15%.

I don't expect to get anything for a few months as sellers need to come to a realization the market has changed.  Lastly I am always a buyer as I believe you need to stay in the market to be engaged

Hi @Neel Jain - I live in the Bay Area (Mt View) and I to was a Tech worker for several decades.  I retired if February of this year thanks to my Rental Properties.  Happy to connect and talk shop

@Account Closed Amen!!! I can't tell you how many times I hear an investor say, "Don't worry about it as the property is up 20K a month" --- Well in the Bay Area that can happen in a Hot Sellers market but guess what happens when the Sellers market disappears?

I saw lots of people lose their Net worth and then some
