You are not supposed to use the money until it is "earned". That means, leave it in an account and only withdraw each month's worth of rent on the 1st of each month. Then just claim the income from the months that you used the money.

Another reason not to spend the money is if she decides to leave early and wants her money back, you will have to give it to her, if you re-rent the place.

@John Vietmeyer I have tenants move in at all times of the month. It has never been a problem.

@Account Closed I agree about putting a clause in the lease about voiding it if it is not available through no fault of your own.

Since he's on parole, sounds like it was a felony charge. Normally I don't rent to felons at all. But if he has had no other issues since then, and it has been a really long time, such as close to 10 years, I would consider it. The rest of his background must check out ok first.

Sure, you can send it to him. I would get his permission in writing (email is fine) and then just email it to him. Then he would be responsible if someone else sees it.

I always give myself 3 or 4 days to get it cleaned and ready before the next tenant moves in. Since June 1st is a Monday, I would advertise it as being ready on Friday June 5th. Most people move in over the weekend anyway.

You just need a "No Subletting" clause in your lease. I also have a "No Commercial Businesses" clause. Those two items should cover any Airbnb issues.

If the tenant has obviously moved out and just left some of his stuff behind, then you must treat it as abandoned property. You must store it for 18 days, send a letter to the tenant with a description of the property and how he can get his stuff back. He has to pay the storage fees. If he doesn't get his things within the 18 days, and it is worth less than $300, you can keep it or throw it out. If worth more, then you have to contact the county treasurer and arrange to auction it.

You can use a moving company if you like. Make sure you make a detailed list of everything being moved, and take photos. That way he can't say he left behind boxes of diamonds, or whatever. :)

I'm pretty sure they will figure it out when you start showing it. Every time I have a rental that goes up for sale, the tenants start looking for a new place. So, you can bet that they will vacate not too long after they find out you are selling.

I manage a house here where I live, and the owner lives in South America. She hired me to take care of everything for her. We can communicate easily through email, and it has worked out great.

Just find someone that you trust and who is really good at communicating with you. It is also helpful if you have a friend or relative that could drive by your place occasionally, just to keep an eye on things.

Since you offered them another place at no additional cost, I would not reimburse them the days they have no hot water. I would also get something in writing from them that you offered them the other place and they declined, in case they take you to court.
