Send "yellow" letters to addresses you have identified as an interest to you. Check out my recent forum post - I asked the same question and got some helpful responses! :)

Hi guys - I am a buyer without an agent (although I have a helpful broker) buying a house and working with owner to complete contract. They just came back and asked for $5,000 in escrow on a $160,000 sale price. Any ideas why? Does this money go toward my down payment?

Hi everyone! Wanted to give an update - I was planning to send yellow letters the weekend after this post. During that week, I went to see a fixer upper property and was again disappointed to hear it already had 10 offers in the few days it was on the market (likely cash). I talked to a realtor who showed up at the same time - ended up getting a lead for a house not on the market but the owners were planning to sell soon (complicated family story - not worried about conflict of interest here)

So - I called the owners- and long story short I have just received back my signed contract for a triplex in College Park, FL around $160K!!!!!!!!!! It beats the 1% rule that I use in my FL market, it is at 1.4% and I will make a few hundred while getting to live in the biggest unit and renting out the other two. I am so incredibly happy and thankful for BP and all the help from people like YOU - because without it I may have found myself with a property with unfavorable returns or settling to understand things I heard like "1% is old school, can't find it anymore" and "that price will be hard to find in this area."

@Pete Perez I believe it is a national practice - I would contact agents in your area and ask if they provide these type of services

@Victor Collazo I chose to use climer real estate school (online) and have been very happy with the setup. For me, it was worth the extra money to know I was getting good, quality information. I've heard mixed info on RE express

@Percy N. That is correct. I would be sending letters only to properties I have identified, although many are likely to be absentee owners.

Most realtors can send you a link that gives you access to MLS through them as your rep. It's free and you can do independent searches at home but they are only going to do this for you if you are looking to buy with them... Example companies that do this are KW and remax
