Hi John,

Better than stock cabinets but no granite.  42" wall cabinets preferred.  I want it to look nice and expensive without paying too much.

Hello Investors - fixing and flipping (haven't done this in a few years) and looking for recommendatios on where to buy kitchen cabinets, appliances, bathroom tub enclosures, etc. in the Phila area. Hello Everyone - Does anyone invest in West Oak Lane Area?   I noticed on one side of Ogontz Ave the row homes have sold for approx 155-175K.  The other side are much lower approx. $135K. These have porch fronts, and need more work.  There are some foreclosures, and hardly any rentals.  Appreciate any feedback on fix & flip, fix and rent or stay away.

Hello Everyone - Looking at real estate in West Oak Lane area. It's seems a little mixed. One side of Ogontz Ave around Walnut Lane is nice rehabbed homes. The other side has porch front homes that need more work. Not many rentals and there are quite a few foreclosures. There haven't been any sold Homs since last year. Any opinions on on this area is appreciated. Thanks.

Andrew,

The property is old needs work an overhaul.  I say 6 months but it should be 2 -3 months because the tenant is still there until late spring (May 31, 2017)  I want to begin before she leaves and will have to do the kitchen and bathrooms afterwards.

In flipping you need to get in and get out fast so by the time she leaves I am estimating about a month to rehab the rest and get it sold.    (I only have a one person contractor to do the work,  he also has a helper sometimes but I trust him completely).

I have a rental property in Philadelphia.  The tenant is looking to move in late Spring and the house needs renovating; new kitchen, new bath, exterior doors and basement are the main issues.  I can not rent or sell in the present condition.  The renovation will take about $20K depending on the level of renovations.  At this point my intention is to sell however, I used my own money when I purchased this property and minor rehab first time, as well as others and used all my cash. My employment situatuin is not standard however, I have an excellent credit score.  Turn around should not exceed 6 to 8 months as I would like to start on exterior before she moves. Any suggestions on how to obtain rehab funding through other sources is appreciated.
