@Sean McCluskey You must be comp'ing one of my properties! It rents for 900. That area has a few rough pockets but if it's in the residential area with 90k+ homes, you should be okay. You'd need a good PM in areas like these. Your properties will only be as good as your PM and their operations no matter what rent they collect. I have a unit that brings in 600 a month and it is the least hassle so far vs another one that brings in 900 ( in a good area).

@Sean McCluskey I'd say it depends on the area where you're looking at. $800 would still be risky in certain areas. If you have a team in place, touch base with them to get a feel for the area. Personally, I've bought deals in C-. As long as the tenant screening is strong, your turnovers would be minimal (not factoring in life altering event). The few deals I walked away from were based on the location (even though a BRRR would've worked) and the condition of surrounding homes in the nearest block. If they're boarded up or not taken care of, I stay away from that street.

@Landen Enns congrats on getting started. While it's good to look into multiple markets across the country, I understand there's a certain trust factor that's needed to work with strangers and it'll take time to get to know them. In order to skip reinventing the wheel, I recommend going to the meetups in your area- San Jose, SF, and other bay regions. I know and I met a lot of investors in the last couple of weeks in these areas that invest in my market. You can get to network, find out their strategies, who they have on their team, how they're performing and what markets they'd recommend. You'll expand your circle and get to learn about their teams as well. Let me know how it goes! Good luck.

@Ryan Nguyen I love how clear you are on your property criteria. That's a great start. The agent will definitely appreciate your clarity and it will save him/her a ton of time. There are quite a few agents who are well versed with investment properties and rental areas. I'd highly recommend making a trip to INdy to interview the agents in person and see if your interests align with theirs and what their specialty is.  Same goes for PMs and other vendors as well. Once you have a solid team on ground, you can focus more on the acquisitions. 

@Mindy Jensen I got my journal (just in time) on 31st and I wrote down my goals an hour before midnight. I started acting on it first thing in the morning of the 1st and by 4pm, I had an accepted offer.  So, a big thank you for bringing the journal to the community! It's priceless :)
