Ya I hear you. I’ve been to Atlanta a bunch of times for the last 30 years. Been going a lot more the last two years to get a feel for it. Ya I know the walkable hoods are $$$. We mainly want to be in the mix. I understand with 200-300 we aren’t going to be walking to much.

Thanks Marc. I’ll check those areas out. We really like the Pittsburgh area. We have some friends that live there. Main thing I want is to have something that will cash flow if we put 20-30% down. That’s why don’t won’t to spend much more than avg 250. I don’t see rents that good in these areas. It’s the same thing I see In Brooklyn. In older neighborhoods. The nice stuff is remodeled or new, and expensive and won’t cash flow as a rental. And the rest can barely be financed and require extensive remodels. I don’t mind building Or remodeling but we have to live somewhere when we move down there ha.

Obviously this is all speculation, especially with the coming economic recession (who knows when). But if you are looking for something ITP with good chance for appreciation, it wouldn't hurt to buy near the new Westside Park. The "anticipated" opening is Spring 2020 so if you can get in before that you may be sitting pretty, appreciation-wise. Driving around neighborhoods near there (Grove Park, Hunter Hills) I have seen lots of development activity, specifically house-flipping. Now almost everything ITP is appreciating so you probably can't go too wrong as long as you buy right. For your price range, you'll want to stay South or West, but keep in mind some of these areas can still be a little rough so check crime reports and don't expect to be sending your kids (if you have any) to A+ schools.

 Hi Brenden. Thanks for the reply. We’re moving out of NYC to get closer to family in the south.  We both grew up in north Florida.  Atlanta has a lot of opportunity. I work in construction and would be good for wife’s career too. We have 3 rentals already. We could get something much nicer than 200-300 but I don’t want to put down a bunch of money without having lived in the area. So that’s why I’m thinking of getting a decent rental property for us to live and get acquainted with Atlanta. We have a couple years before our daughter starts school. 

We want to live itp cause we’re used to living in walkable communities and really enjoy it.

Hi all. We are thinking of moving to Atlanta from Brooklyn at the end of the year. Instead of buying a more expensive house in the school district we want without having lived there before - were thinking of buying a house for 200-300k that would be good appreciation and living in it for a year or two then buying the house we want to live In. 

Any recommendations of itp hoods that are 200-300k and are appreciating ?  We like SW like Pittsburgh and sylvan hills etc. maybe East Atlanta village but that probably more than we want to spend on a rental.

Listen - you don’t have a degree. Quit looking online. You need to get a good resume together and physically go to businesses you want to work for and ask them if they are hiring. You’re wasting your time looking online.

it's one of those catch 22 things. you're either too lax with them or too detailed and get the kind of feedback folks in this thread provided. you could've invited him to give you a quote and asked for a more detailed breakdown after giving him the job. it is absolutely necessary to keep these guys accountable for the work they're doing, especially on large(r) projects. 

Yeah this thread is fascinating to me.  Other posts when poster is like I paid GC they didn’t do the work or quality sucks what do I do ? Everyone replies so smart like where’s your detailed sop? What does your contract say ? 

I guess as someone else said there’s a fine line between being picky and meeting the Gc where they want.  Interesting topic though.

At the moment no you can't find it anywhere online. My team is in a copyright dispute with Morris and his team right now as there was a phone conversation between myself and Morris in the video. Morris is trying to claim copyright ownership of it which is simply a totally bogus attempt at suppression. I imagine he was hoping that I'd just back down and let it go. He was wrong lol. I have the motivation and resources to fight him in the courtroom if need be.

well in fact if you need to actually get in front of a trier of fact that could be years from now.. so I suppose an alternative delivery method in the meantime if it actually comes to litigation would be necessary we wait too long and folks will forget this whole sad chapter in INdy real estate. and Jacksonville. 

That length of time a trial would take would actually work in my favor. See the way it works is that after I filed the counter claim with YouTube they need to review it and approve it. If it's approved by YouTube it's going to get shot back to Morris who will be given 10 business days to provide them with a court order banning me from publishing the video. If he can't supply that then it goes back up until he can provide said court order. I of course do not believe he'll ever be able to get such an order as there is no footage in my video that he owns the copyright of. This is why I have not published it somewhere else despite the multiple requests to do so. 

I looked at the audio recording laws in Ohio and google says it’s a one party consent state.  I believe that means you can record phone calls without permission or notification. Curious James did you tell him you were recording for the documentary?
