We've used Clay & Land  for many years.   I like them because they're an insurance broker so they can shop at least 20 different companies for best program. Saved us thousands over years     Ask for Tara Wallace as she's very efficient & responsive.   901-767-3600

Don't have any  CPA recommendations as We're switching  ourselves currently.

For title/closing have used this company many times with good results.

Talk to Mid South Home Rentals (division of Enterprise Realty, Arlington,Tn).  We've used them quite successfully for over 12 years now & I  trust their work.   901-451-5201

I'm a trust but verify guy so I have picture inspection reports done every four months, cost $75 to help me remotely see what's going on

We've successfully used Mid South Home Rentals for 12 years now with both Section 8 & regular rentals.   They provide their own team of repair & rehab people.   Chris Peak is the manager & partner to contact.   901-451-5201       Katie Tawater is assistant manager.

You're highly unlikely to find a turn key rent ready house in that price range.   You can find a place in that price range, but will need $30K reno to make it rent ready.

Buy with cash using BRRR strategy is best if you're looking toward future expansion

Be SURE you find a good property manager you can trust to tell you what rent range is to get ROI calculations you can live with.

We've been investing there since 2011 & are happy with team we use .   Can refer you if desired.

Hi Keenan,

Be sure & check into the Tennessee Fonce Exemption tax rules which can help big time.

Also hookup with a great property manager to make your efforts sizzle.   We've been investing there since 2011 & find it to be a great market IF you stay away from the  war zones.

We've been investing in Memphis since 2011.   The first & most important advice I can offer is to have a great property manager access any property BEFORE you purchase for area & rental rate so your success rate is greater.
