Hey Dylan. Highly suggest partnering up with someone and house hacking. It's probably the best way (in my opinion) to get your feet wet at a young age, have an appreciating asset and keep your living costs lower than if you were renting out a room / apartment on your own.

As a California native, I wasn't really able to find many California markets where the entry points and overall numbers made sense. That's why I ended up choosing to invest OOS and eventually moved to the market to focus on investing full time. 

A buddy of mine was able to find a duplex in Sacramento couple of years ago, but hasn't been able to find anything since and he's now also looking into Columbus and other Ohio markets.  

I've been pretty happy with my returns and ability to scale my portfolio here in the Midwest. Happy to connect and answer any questions you have.

 Hi Ajit. I would say it's always a good time to invest. Yes interest rates are a little high, but try to look at it this way, if they drop a couple of points, you can refi into the lower rate and you already have a property and won't have to fight with other people looking to buy. If rates go up, you'll be happy you have the rate you currently have. 

Partnering is a great way to limit your risk exposure and enter the market in a cost effective way. 

I highly recommend finding a market that will work for you and your REI goals.

Hi Amit. I think its a good long-term buy & hold. Franklinton has seen a lot of development over recent years and the trend is continuing to head towards the west side of the area. 

With the right Property Manager, you should be just fine moving forward.

I started off as an OOS investor living in San Francisco in 2021 and landed on Columbus as the market I wanted to focus on and have been pretty happy ever since. I bought most of my properties while I was living in San Francisco and moved to Columbus about 1.5 years ago.
