Thank you @Alex Breshears I'm not holding the property for a long, maybe 3 moths, the properties the seller asking $233k (selling by owner) and I can sell for $335k and don't need a lot repairs just paint and some cosmetic stuff. I want to use that cash. I getting a better rate that Hard money on this loan.

In Massachusetts, you will sign the offer to purchase followed by the purchase and sale contract

The offer has just been accepted and sing for 10K for both, and 15k when we sign the P&S, P&S it hasn't been signed yet. seller wants me to close the open permit that the previous owner had left open, so since they got a great deal I want them to handle the electric open permit.

Hello,

If a buyer doesn't want to move forward because of an open permit, can they lose their earn deposit? P&S it hasn't been signed yet.

Thank you @Marshall Leipprandt I am planning to put 20% down or a little more depending on what the lender will allow for the new home in FL, and yes I'm planning to use the equity to fund my flips, but also I have good national hard money loan.  I'm looking to move to Lake Mary, Oviedo, or Sanford, areas in which we are very comfortable.

Hello,

I'm moving to Florida this year, I'd like some advice please, I left my job 8 months ago, recently started my own company, as a flipper just got my first flip done I used a Hard money loan for my flips. I want to buy a house in Florida, but a person that I know checks for a lenders and says that I will need two years of self-employment history to qualify for a mortgage even with a 50% down payment, the house price will be around $300k. My primary house in MA has over 250K in equity, and I am planning to sell the property.

Are there any lenders who can help with this type of situation? Would renting be a better option?

Any help will appreciate.
