My name is Michael Swan. You can call me Swanny!!

I was really surprised to hear recently that podcast appearance I was a guest on back in August of 2017, Podcast 238  is still one of the top listened and downloaded podcasts ever on BP!!

Those of you that know me, or listened to that podcast have realized the most I ever made gross income, before taxes in San Diego  was about $80,000 combined family income as a lowly paid Catholic School teacher.  

Now my RE brings in over $200,000 a year, tax deferred cash flow not to mention the cash out refi’s we are doing in this next phase of investing too at the moment.

About a year or so ago, before Covid, I realized I was now financially free and so are my parents and so many others I have helped (for free) on BP since Podcast 238 by advising and talking on the phone etc...

I just wanted all the people on BP to know that since BP Podcast 238 aired, I have been  talking and leaving my phone line open mon-fri 3:15-6:15 and teaching and giving back to people on BP since way before podcast 238 and thereafter and will continue to do so!! 

Feel free to message me and we can talk shop on the phone too.  So far, over 200 units and we are expecting in the next 2 years to go 5 to 10 times that.

If a lowly paid Parochial School teacher can do this, anyone can!!  Feel free to message me.  I love this stuff!!

If you change the way you look at things, the things you look at change right before your eyes!! It did for me and i am now financially free!!

Hi all, 

It goes to show you that one can never have too much money in reserves to weather the storms that arise for us landlords.  I 1031 exchanged my rental properties for apartment complexes in the midwest, higher cash flowing, landlord friendly, places as I saw the handwriting on the wall.  I ONLY have my personal residence in San Diego at the moment.

We have evicted all tenants in NE Ohio, Lake County, Ohio and Akron, Ohio that were playing games etc.. the judges were tired of their nonsense and not even attempting to follow the CDC 5 guidelines, just hiding out and living large (for free) on me and my investors (family and friend’s) dime.  

The ones that were sincere and honest we worked with them and helped them to try and get government assistance.  

The rest of the losers and scammers we kicked to the curb and filed second cause too!! What comes around goes around!!

Now, we are thriving and starting to raise rents again and refinancing taking out tons of cash, tax free!!! 

Those of you that know me and listened or watched podcast 238 know I am a lowly paid Catholic School PE teacher and never made more than $80,000 combined family income in San Diego and now me and my family are financially free.  I am retiring from teaching at 55 yrs old in about 3 weeks!!  What a feeling!!! If I can do this, anyone can!!!  Feel free to message me.  I love talking on the phone and teaching others to become financially free too!! I am a lifelong learner and teacher and don’t charge anything.

That all goes into the expenses when you buy.  Where I buy they are about 3.5-4% of of purchase price.

Lake County Ohio, Painesville and Mentor has been very good to me!!  I invest in apartment complexes and since 2016 we have increased rents for 1br and 2br units approximately $200-$300 a unit and rents keep rising and it is landlord friendly and the average price per unit we paid was about $35,000 a unit and we have over 230 units in Apartment complexes.

I ran away from Cleveland and have all my units in Lake County and we have evicted all tenants that were trying to play the system.  I have 200 units and the Lake County Judges are tired of these dishonest people taking advantage of us owners.

From May of 2015 until Sept of 2017 1031 exchanged and traded all Condos for a 24 unit, 21 unit, 15 unit, 12 unit, another 12 unit, a 10 unit and an 8 unit.  We sold one condo and paid taxes on one.  We did not own it that long so it was not much of a tax hit.  That was trading up 7 condos for over 100 front doors.  We went from $50,000 cash flow on the Condos to our now $150,000 apartment complexes we still own.  Sold the 8 unit and the 10 unit.  I will be selling one of the 12 units now under contract in about 60 days.  

Also,  friends and family went in with me on a 57 unit and a 34 unit too.  Plus I forgot about another 24 unit went in with friends too and a 32 unit too!!
