Multifamily Millions by David Lindahl is the Multifamily Bible I follow religiously as I have repositioned my value play Apartment Complexes to Financial Freedom.  

That is the road map I have followed to become financially free!!

I have done about 8 1031 exchanges and anything left over, I paid some taxes, but nothing major like stocks I have sold before.  Paying a little taxes is not always a bad thing.  Often you need some cash to reposition the new product you 1031 exchange for.  
I told my story on BP Podcast 238.  Check it out to see how I did it.  I 1031 exchanged Condos in San Diego for apartment complexes in Euclid, Painesville, and Akron in Ohio too and it has made me financially free and I retired from teaching last school year!! 
Now I am at the harvest stage refinancing those apartment complexes in for tons of cash back (tax free again) on brand new incredible Freddie 3 years interest only, 10 year terms between 3.5%-4% fixed NON-RECOURSE loans.   They have a 30 yr amortization too. 

What a feeling to be financially free at 56 yrs old and to focus on me RE management of the assets, expansion, and disposition (refi) at the moment!!! Check out BP Podcast 238 and feel free to message me to talk to me more about that!!  I I can do it, anyone can!!

We really like that area!! Anything east of Willowick to Painesville we like.  I have a 57 unit apartment complex in Mentor.  In Painesville I have 7 apartment complexes for about 110 units and I have a 24 unit apartment complex in Akron.  We recently sold a 12 unit apartment complex in Euclid a few months ago.

Yes.  In Mentor and Painesville and Lake County for that matter should get you at least the 1% rule.

I am sorry that you have not benefited as an investor only in my areas I invest in.  

I see you are a broker in Columbus. To each his own I say.  At the moment Columbus is one of those sexy areas many many people are overpaying for.  

I Only take advice from people that have been down the road I am wishing to travel.  You should stick to Columbus if that is your niche and comment on things you know about and have personally invested in.  Your generic bash on Cleveland, while humorous (video) in misinformed and has sweeping generalizations, slanted language and is full of Bias regarding all areas of Cleveland and the suburbs. Educated people see past that nonsense.

I am not a broker and have nothing to sell when I post advice here on BP.  I have been doing that since I became financially free investing in Lake County about  40 minutes east of Cleveland.  

In 2017 I was on BP Podcast 238, front cover of their Wealth Magazine and featured in their 1st chapter of their fabulous book by Josh and Brandon called How to invest in Real Estate, the ultimate beginner’s guide and have been giving free advice before that and after that to help many people on their way to be financially free too at no charge!! Paying it forward is very important!!  It comes back to you ten fold I have found.
